The Diploma of Property (Agency Management) is a one-year qualification for people who want to work as real estate agents or property managers in Australia. It covers the day-to-day work of the job: listing and selling residential property, managing rental portfolios, understanding the legal duties of an agent, and handling trust accounts. You study the Property and Stock Agents Act and the rules that apply in your state or territory, learn how to prepare an agency agreement, and work through the compliance side of running a real estate business. There is also a strong focus on communication, negotiation and the ethical conduct expected of a licensed agent.
As a vocational diploma, this course is built around units of competency rather than the semester-based credit point system you would see in a university bachelor degree. Each unit covers a specific skill or knowledge area, and you need to complete all required units to gain the qualification. Delivery is typically face-to-face, online or a mix of both, and assessment is practical: role plays, case studies, written tasks and simulated agency scenarios. The diploma sits at Level 5 on the Australian Qualifications Framework, which means it is more hands-on than a degree and shorter than a bachelor's. It is not an honours or research qualification, so there is no thesis or capstone project, but you will complete a cluster of units that pull together the skills needed to manage a property portfolio or run an agency office.
You learn how to appraise a property, prepare it for sale, market it and manage the exchange of contracts. On the rental side, you learn how to screen tenants, prepare a tenancy agreement, conduct inspections and handle bond money correctly. You also learn how to keep trust account records, which is a legal requirement for agencies that hold client funds. The course covers the dispute resolution process and the penalties for breaking the rules. By the end, you should be able to manage a small rent roll, list a property for sale and explain the agency's obligations to a client without looking it up.
This diploma suits people who want to enter the real estate industry quickly, or who already work in an agency as an assistant and need the formal qualification to get a licence. It also suits people changing careers from retail, hospitality or administration who want a practical, job-ready qualification. If you are an international student, you will need to meet the English requirement for your visa and for the course. The published standard for courses at this level is IELTS Academic 6.0–6.5 overall, but some providers set higher. You can study full-time and work up to 48 hours per fortnight while your course is in session. After you finish, you may be eligible for the Temporary Graduate visa (subclass 485) post-study work stream, which lets you stay and work in Australia. Always check the CRICOS register and the official course page for the exact tuition, intake dates and licensing requirements in the state where you plan to work.
Real estate agencies, property management firms, buyer's agencies, strata management companies and developers hire people with this qualification. Some graduates go on to run their own agency after gaining the required experience and a full licence. The qualification is recognised across Australia, but licensing is handled by state and territory regulators, so check the requirements where you intend to work.
It typically takes 1 year, with intakes in Semester 1 (Feb/Mar), Semester 2 (Jul).
Tuition is around A$15,000 total. Fees change yearly, confirm with an advisor.
